Validity
The reservation, which can be made verbally, written, by telephone, by fax, via the internet or via email, concludes a binding contract between the tenant and the landlord. Only the persons specified in this contract will be housed. Should the apartment be occupied by less than the agreed number of people, the rental fee agreed upon conclusion of contract is binding.
The leased time is binding. Earlier, weather-related departures cannot be considered.
Deposit
A deposit of EUR 300 is to be paid for the booked holiday home. In the event of not being able to travel, you receive a voucher for the deposit value which can be redeemed in our house at a later travel date. Please transfer the amount within a week (from booking to our account).

Non-smoking apartments
Smoking is not permitted in our apartments. You are welcome to smoke on our terrace / roof terrace.
Arrival / departure times
Arrival time is from 2-8pm (or by prior arrangement). On departure, the apartment must be vacated by 10am in order to uncomplicatedly allow for cleaning for the next guests. The playground may gladly be used by your children; however, no liability will be assumed in case of an accident. The duty of supervision lies with the parents. The pool area may be used by the guests and children as well; again, no liability will be assumed for accidents. The duty of supervision lies with the parents.
Liability – deposit
We ask for cautiously and carefully treating the apartment with all furnishings and inventory items. The tenant is liable for any damage in the apartment and to the inventory with the customary prices for new procurement and repair costs. On arrival an amount of EUR 100 is to be deposited. Damages caused by the tenant are to be paid immediately and in full (cash – debit card – credit card).
Pets
Pets are only allowed on request and subject to our confirmation. Only one apartment is rented to guests with pet. For hygienic reasons and with consideration for guests with allergies guests with pet can exclusively rent the “Hoher Göll” apartment.
Payment
The balance of the account is to be paid in cash within 2 days after arrival. When paying by debit card / credit card (Visa, MasterCard) the outstanding payment is due upon departure. A weekly down payment is carried out for guests staying longer than 8 days.
Payment by cheque is not accepted.
Cancellation of travel
If the tenant cancels his booking or does not utilise the services booked, the tenant’s obligation to pay the accommodation price basically remains. The landlord will endeavour in finding other occupancy of the accommodation in his ordinary course of business, in which he is not obliged to make special efforts for renting the property to another party. In case of renting the property to another party, the landlord has to have the rental fee set off. If renting to another party could not be achieved, the reduced expenditures are payable to the landlord. The case law has recognised the following guide values for the assessment of expenses saved, to be paid by the tenant to the landlord:
Booked service:
• Apartments and accommodation without board: 90%
• Bed and breakfast: 80%
• Half board: 70%
• Full board: 60% of the daily rental fee
The specified percentage rate respectively refers to the full booking price, including all incidental costs, whereas public charges, such as the visitor’s tax, remain out of consideration. It is strongly recommended to take out travel insurance to avoid unnecessary costs if unexpectedly prevented from travelling. Addendum to COVID-19 – valid from May 30th, 2020
For bookings made before a travel warning for the Berchtesgadener Land, the landlord does not have to pay any reimbursement of accommodation costs in the event of a travel warning issued at a later date after the booking has been completed and the region may be locked down (suddenly a ban on accommodation is imposed). Even in cases where the journey has already been made and a possible departure is ordered by the authorities, the entire travel costs are to be paid 100% by the tenant to the landlord without any deductions. Any additional services booked (half board, wellness treatments, etc.) that could not be used by the guest are excluded from this.

- 14 days and less before departure 80%
Pictures
The photos may only be used spatially and temporally unlimited for PR and marketing activities of the Alpenglühn holiday paradise Berchtesgaden – Wiesenweg 4 – 83471 Berchtesgaden. Any use by third parties must be agreed upon separately with the photographer Günter Standl. The photographer does not exempt the picture material from third party rights. Any claims of third parties fall within the responsibility of the remitter.
